KRINGS INGENIEURE XPERTEN supports projects throughout Germany with construction management, project management, client advisory and owner’s representation, project checks and funding advice. Tendering and procurement complement our services. Funding advice and tendering and procurement are also available as dedicated service pages.
We combine technical expertise with cost, schedule and risk management – as individual services or as integrated project support.
Clear services. Personal responsibility. The whole project in view.
Before procurement and construction, key decisions are made that shape cost, schedule, quality and risk. KRINGS INGENIEURE XPERTEN therefore starts by reviewing objectives, framework conditions and responsibilities, and derives the appropriate project organisation and service scope from them.
Our services can be commissioned individually or combined. Our particular strengths are refurbishment, listed buildings and cost-conscious construction. We support residential projects from single-family homes to apartment buildings, hotels, offices and commercial properties, and student accommodation.

With our PROJECT CHECK, we assess feasibility, planning law, areas, costs, schedule, funding, delivery model and risks.
You receive robust decision-making foundations, optimisation opportunities and the open questions that should be resolved before acquisition, design or procurement.
Project management: We coordinate stakeholders and manage cost, schedule, quality and risk. Reporting, clear decision paths and systematic follow-up of open items keep the client able to act.
Owner’s representation: We represent the owner’s interests in dealings with designers, contractors and other stakeholders. We challenge solutions, resolve conflicts of objectives and prepare decisions across design, procurement and construction.
Typical tasks: Project organisation · Decisions · Interfaces · Cost and schedule · Changes and variations · Documentation
Robust procurement requires clearly defined design information, unambiguous scopes and comparable bids. KRINGS INGENIEURE XPERTEN therefore connects design coordination, tendering and procurement into one continuous process – with particular attention to interfaces and later variation risks.
The choice of delivery model affects responsibilities, interfaces, design risks and the client’s ability to manage the project.
KRINGS INGENIEURE XPERTEN evaluates the delivery models on a project-specific basis and, depending on the commission, supports strategy, tendering, negotiation, contract and interface clarification, as well as management during delivery. The decisive factor is not a preferred model, but a workable allocation of responsibility and risk for the specific project.
During construction, design becomes built reality. KRINGS INGENIEURE XPERTEN coordinates site processes, monitors agreed quality and schedules, documents deviations and follows up required decisions.
Construction: Site and interface coordination · Schedule monitoring · Quality control · Construction progress documentation
Cost and inspections: Measurement and invoice review · Evaluation of variations within the agreed scope · Preparation and support of inspections · Defect recording and follow-up
Handover: Project documentation · Handover support · Support with warranty matters
Capital expenditure is only one part of the commercial assessment. Where relevant to the project decision, we also consider funding, operation, maintenance, energy and life cycle, and assess which standards are technically appropriate and commercially viable.
We define which digital information is required, when, and at what quality: the Employer’s Information Requirements (EIR). This includes coordination, data review and documentation.
We align funding conditions, project concept, costs and schedule at an early stage – including for municipal projects.
Heat, water, shading, greenery, materials and operation need to be considered together. We assess impact, cost and buildability – for durable buildings and well-functioning outdoor spaces.
The scope of services is not taken mechanically from a catalogue. At the outset, we clarify the project phase, objectives, available design information, organisational model and responsibilities. From this, we develop a management and service framework tailored to the project.

The earlier technical, commercial and organisational questions are brought together, the greater the room for action.

Develop together – as an initial purchaser or long-term owner.
Join the further project development now. The mix of subsidised and privately financed housing can be shaped together. Formal funding approval remains outstanding.
