Why Heide?

Heide is one of the central growth locations in the Dithmarschen district. Housing-demand forecasts show particularly strong growth in households and new construction for the Heide region. At the same time, energy, industrial and infrastructure projects on the west coast are increasing the inflow of employees and skilled workers. Housing is therefore becoming an increasingly important location factor.

The demand is relevant not only qualitatively but quantitatively: future housing development is expected to concentrate particularly strongly on the Heide region. This supports the outlook for well-located, affordable housing with long-term demand.

01

Energy & Grids

With the Multi-Terminal Hub Heide and further grid-infrastructure projects, the region is developing into an important hub for the energy transition.

02

Industry & Technology

Heide-West is also continuing to develop as an industrial and technology location. The former Northvolt site offers new perspectives for battery technology and data centres.

03

Storage & Infrastructure

Battery storage, hydrogen and infrastructure developments offer additional location opportunities. Their significance for the housing market depends on the implementation status of each project.

04

Education & Skilled Workforce

West Coast University of Applied Sciences strengthens the local skilled-labour base and connects Heide with topics such as engineering, AI, sustainability and green energy.

Sources & Location Data

The statements on housing development and the location outlook are based, among other things, on publicly available studies and documents from the Dithmarschen district and other specialist sources.

Not only Heide. The immediate location is convincing as well.

The quality of a residential project depends not only on the wider region, but also on its specific location. Österstraße combines an established residential setting with the economic development of Heide and the west coast.

—

High-quality residential environment

Quiet, established residential area with a well-maintained neighbourhood and an upmarket residential character.

—

Good urban location

Short distances to everyday services, education, medical infrastructure and the town centre.

—

Broad housing demand

The location is suitable for different household sizes and lifestyles – not just one specific user segment.

—

Residential quality + momentum

Österstraße combines established residential quality with a region undergoing economic and infrastructure transformation.

Which investor profile fits Österstraße?

The decisive factor is not where an investor is based, but whether project structure, strategy and time horizon fit together.

01

Initial purchaser with a holding perspective

An initial acquisition with a holding perspective of approximately two to three years is an option. Entry timing, the start of the holding period and a possible subsequent sale will be agreed individually.

The structure will be developed together with the investor.

02

Long-term portfolio holder

The project is also suitable for investors and housing companies seeking to acquire and manage the residential development over the long term.

The flexible mix of subsidised and privately financed housing can be aligned with the future owner’s portfolio and financing strategy.

Who could the project be suitable for?

Housing companies and cooperatives.

Private real-estate companies and family offices.

Institutional investors and residential investment managers.

Investing development and equity partners.

The key consideration is a willingness to assess entry during the development phase.

We discuss the decisive details personally.

This page deliberately presents only the project concept, location context and key parameters. Everything beyond that belongs in a personal discussion.

Project status and support

Preliminary designs, cost calculations and a subsidy and financing scenario coordinated with IB.SH are available. Final assessments within the funding procedure and formal funding approval remain outstanding. Changes to the funding mix will be coordinated as the process progresses.

KRINGS INGENIEURE XPERTEN supports the development through project management and technical owner representation. The next planning, financing and implementation steps will be defined together with the future investor.

We are looking for the right investor for Österstraße.
