Berggartenstraße 2 · Leipzig
DEVELOPER
We developed and delivered the apartment building in Gohlis-Süd as developer and subsequently sold the apartments. The project comprises 10 apartments, including two penthouses. This reference comes from an earlier professional company structure.

Sensitive urban context. Technically demanding.
The site is located in Gohlis-Süd, an established neighbourhood characterised by late-19th-century and Art Nouveau buildings. The new building complements the existing block and street structure with restrained, clearly articulated architecture.
The location combines short routes to central Leipzig with proximity to the Rosental park, zoo, Schillerhaus and Gohliser Schlösschen. In such a context, a new building needs to appear both distinctive and naturally integrated.

Developer responsibility from development through sale
As developer, we brought together site, design, technical quality, cost, schedule and marketing – through to the sale of the apartments.
We bring this experience into our project work today: we assess decisions according to their impact on commercial viability, deliverability and later use.

Residential quality down to the details
The apartments were designed with floor-to-ceiling windows, underfloor heating, real-wood parquet flooring, loggias or roof terraces, a lift and high-quality bathrooms. An air-to-water heat pump and triple-glazed timber windows formed part of the energy concept.
Generous layouts and the two penthouse apartments form the high-quality top of the building.
Specific project challenges
Challenging ground conditions: The soil conditions required particular attention in design and delivery and directly affected technical decisions and construction sequencing.
Construction during the pandemic: Delivery took place during a period of significant uncertainty in supply chains, material availability, pricing and site organisation. Schedule and procurement decisions had to be reassessed continuously.
Inner-city integration: The new building was created within a high-quality, historically shaped residential neighbourhood. Architecture, construction sequencing and logistics had to respond to the close surroundings and existing urban fabric.
Developer and sales responsibility: Technical quality and commercial viability had to be maintained through handover and sale of the individual apartments.

What this experience means today
As developer, we connected technical, commercial and organisational decisions with the later market. This experience shapes our advisory and project-management work today.
