CURRENT PROJECT 01 · FRANKFURT AM MAIN

Stuttgarter Straße 18–24 · Frankfurt am Main

Transformation of an office and administration building into a hospitality property with 188 serviced apartments

In the immediate vicinity of Frankfurt Central Station, an established office and administration site is being transformed for a new hospitality use. The conversion combines the existing building structure with the functional and technical requirements of a contemporary serviced-apartment concept.

Rethink the existing building instead of starting from scratch

The building complex has grown through several construction phases and was used for decades as office and administration space. The new use is therefore created primarily through the reorganisation of the existing building.

The external appearance remains largely unchanged. Internally, the focus is on fit-out, fire protection, building services, access and coordination with the requirements of the future use.

This makes the project not a conventional new build, but a demanding transformation task with many interdependent interfaces.

Our role in the project

Our role: We provide project management for the conversion to 188 serviced apartments.

Challenge: Align approvals, existing building conditions, fire protection, structure, building services and operator requirements with cost and schedule.

Our contribution: We structure decision-making foundations, make risks visible and coordinate stakeholders at the decisive interfaces.

Project management in existing buildings means making complexity manageable early.

We consider technical decisions, commercial viability and buildability together. At these interfaces, we create transparency and direction for the further course of the project.
