Refurbishment and Listed Buildings
Develop existing buildings. Preserve their character. Keep commercial goals in view.
Successful refurbishment starts with understanding the building. Its existing fabric, investigation needs, heritage requirements, intended use, technical risks, costs and programme need to work together. KRINGS INGENIEURE XPERTEN supports clients and investors throughout Germany on existing-building projects, with particular experience in listed buildings.

Turn existing conditions into clear decisions
We review existing-building records, clarify intended uses and refurbishment objectives, and identify unanswered questions early. This includes the need for building fabric surveys, potential hazardous materials, listed-building requirements and risks affecting cost and programme. We also coordinate specialist design interfaces and consider the sequencing of construction phases. For listed buildings, we coordinate early with the relevant heritage authorities to establish which surveys, specialist reports and heritage consents are required. We include heritage-sensitive refurbishment and interfaces with fire safety, structures and building services in the project organisation.
- Bring together intended use, existing conditions and commercial constraints
- Coordinate investigations and specialist design input
- Compare refurbishment options in terms of fabric conservation, costs, construction phases, programme and potential funding
- Support tendering, procurement and delivery within the agreed scope
Experience with demanding existing buildings
For more than 30 years, we contributed to the refurbishment of around 3,000 apartments, particularly in Leipzig. This experience informs our understanding of technical risks, dependencies and commercially viable solutions. The nature and scope of our involvement are agreed for each property.
Start with your building and objectives
Existing drawings, photographs, information on use and heritage status, and your budget expectations provide a useful starting point. We identify missing information and necessary investigations. A project check can establish the next steps, followed by a tailored combination of advisory services, project management and construction management.
Experience and further information
INNSiDE by Meliá Leipzig is an example of our project experience with historic building fabric, heritage conservation and contemporary use. We delivered the project as general contractor, taking responsibility for construction delivery and coordinating the programme and interfaces. This experience was gained within a previous company structure and continues to inform our work at KRINGS INGENIEURE XPERTEN.
