Historic fabric. Modern hotel use.

INNSiDE by Meliá is located in central Leipzig opposite St Thomas Church. The project combines the historic Kosmoshaus and the reconstructed Palais Schlobach with new building elements to create a contemporary city hotel. Behind the historic façades, 177 rooms and suites were created together with restaurant, conference, wellness and event areas including a sky bar.

The particular quality of the project lies in combining existing fabric and new construction at a sensitive urban location.

Responsibility as general contractor

We delivered the project as general contractor and took responsibility for construction as well as the coordination of processes and interfaces.

This experience from an earlier professional company structure continues to shape our approach today: design, construction, cost and schedule need to work together.

The particular challenge

Heritage protection and existing fabric: Historic façades and existing building elements had to be integrated into a contemporary hotel concept.

Inner-city location: The site is in dense central Leipzig, constrained by streets, neighbouring buildings and the Pleißemühlgraben watercourse. Logistics, site organisation and interfaces were correspondingly demanding.

Hotel and special uses: Rooms, gastronomy, conference areas, wellness, underground parking and the sky bar created different technical and organisational requirements within one project.

Coordination: Combining existing structures, reconstruction and new construction required close coordination of stakeholders, trades and project objectives.
